BPS Cammes Ltd. offer a range of commercial building surveying services to our clients;
Under The Party Wall etc. Act 1996, an owner is obliged to serve notice on their neighbour, where the ‘The Act’ dictates.
We at BPS Cammes Ltd. offer the pre and post notice services of party wall advisor and party wall surveyor (agreed surveyor, building owners appointed surveyor, adjoining owners appointed surveyor and third surveyor)
Party Wall Advisor:
During the design stage, we can assess your proposals to determine if The Act applies; and if so, we can provide advice on how to mitigate ‘notifiable work’ from your design. Where work remains ‘notifiable', we can prepare and serve notice on your behalf.
If you are in receipt of a party wall notice, we can provide independent advice on what your response options are.
Party Wall Surveyor:
Should no consent be received, a statutory dispute has arisen and surveyor/s need to be appointed. We provide party wall surveyor services, which is an impartial role, where the surveyor/s duty is to administer The Party Wall etc. Act 1996 and determine the matter, by award.
A number of non-intrusive building survey types are offered by BPS Cammes Ltd., including:
Schedules of Condition
Condition Surveys
Measured Surveys, and
Defect Diagnostics;
We can also provide advice on maintenance requirements and programmed maintenance, as part of the survey. The survey may identify a need for specialist investigations and defect remediation.
We use a variety of tools and specialist tools to complete each survey, which may include;
Aerial Drone
Thermal imaging camera
Moisture meter
Digital laser measuring device
To ensure specified standards, regulations, and contractual requirements are met throughout your construction project, we offer pre-construction and construction phase project evaluation.
To ensure compliance and quality of build when work is on-site, BPS Cammes Ltd. can act as the client's representative and provide detailed site inspection services.
The regularity can range from a one-off 'quality' site inspection, to on-going periodic inspections and monitoring; depending on your needs.
In conjunction with your legal advisors, we can also assist on matters of ownership, title, and boundary demarcation; and provide initial advice in relation to disputed lands.
To effectively manage a construction project, BPS Cammes Ltd. offers its clients Project Management (PM), Employer's Agent (EA), and Contract Administration (CA) services
Under the CA/EA roles we administer the contract (Traditional/Design & Build) and the employers requirements. Those services can also be added to the service of the Project Manager.
Under the PM & EA roles, we advise the client from concept to completion, create project tools to administer the project and monitor the performance of stakeholders against those tools.
We can also provide design services for private conversions, extension and new-build, preparing architectural (CAD) drawings for statutory consent.
BPS Cammes Ltd. will advise on, liaise with, and can apply for Planning, Listed Building and Conservation Area Consents as well as negotiate with and apply for Building Regulations Certification.
